2.5x-3x rent in verifiable income (W2, ITRs, Bank statements)
Getting 500 or more in the TransUnion Resident Score 4.0
No evictions or bankruptcies files in the past 7 years
Positive landlord references for the last 3 years
Meeting the HOA requirements, if there is any
Common reasons your application may be declined:
Falsifying an answer or documents submitted during the application process
Under 500 TransUnion Resident Score 4.0
Eviction filed in the last 7 years
Negative balance due to the previous landlord
Found record/s of felonies of illegal manufacture or distribution of a controlled substance
Found record/s of felonies resulting in bodily hard
Found record/s of felonies of intentional damage or destruction of property for example, “arson”
Found records of being convicted of sexual offenses
